1. Get Pre-Approved
Decide when you'd like to buy, check your credit, and connect with a lender to determine which loan program is the best fit for your goals.

2. Hire Your REALTOR® (That's Me!)
We'll sign the required buyer representation paperwork and start shopping for homes that fit your needs, budget, and lifestyle.
3. Find "The One" & Submit an Offer
Once we find the right home, I'll help you put together a strong offer and negotiate the best terms possible.
4. Open Escrow & Deposit Earnest Money
After your offer is accepted, escrow will be opened, and you'll submit your earnest money deposit.
💰 Typical earnest money deposits range from $2,000–$10,000 depending on the property and purchase price.
5. Schedule Your Inspections
I always recommend a home inspection. It's one of the best ways to understand the condition of the property before closing.

6. Appraisal & Repair Negotiations
Your lender will order an appraisal, and we'll review the inspection findings to determine if any repair requests should be submitted to the seller.
7. Review HOA & Seller Disclosures
If the property is in an HOA, you'll receive the HOA documents for review. You'll also review and acknowledge the Seller's Real Property Disclosure (SRPD), so you understand the property's history and any known issues.
8. Complete Lender & Title Requirements
Throughout escrow, your lender and title company may request additional documents. Providing these items quickly helps keep everything on track for closing.
9. Final Walk-Through
A few days before closing, we'll do a final walk-through of the home to make sure it's in the agreed-upon condition and that any negotiated repairs have been completed.
10. Sign & Get Your Keys
You'll sign your final loan and closing documents, wire any remaining funds needed to close, and once the deed records with the county...
